  • Weekly lawn service and both cleanups
  • Every storm from 3 cm, no per-storm charge

Most properties are priced from the map. A real number the same day, no sales visit.

  • Cleared before 7 AM: our target
  • No per-storm charges, ever
  • Same person, same day, every week
  • Locally owned in Oshawa

Why homeowners switch to us

You have probably had the contractor who was excellent in May and unreachable in July. Or the plow that came at noon when you needed to leave at seven. The answer to both is the same: the person who quotes your property is the person who does the work and the person who answers the phone. That is also why the lawn and the snow sit on one agreement instead of two.

The winter promise: Gold and Platinum

Your driveway is cleared before you need to leave.

Snow that ends overnight is cleared to a 7 AM target, so the car goes down the driveway and out. A long storm gets two passes: one that opens the driveway early, then a full clear once the snow stops.

Silver is the exception. It takes the municipal windrow off the end of your driveway after every storm, cleared by 5 PM, with four banked clears a season on request, and it does not plow your driveway or carry the 7 AM target. See what each membership covers before you choose.

Four-step diagram of Northline snow service: it snows overnight, we aim to arrive before 7 AM, we clear driveway then walkways then steps, and we salt and photograph the property.

What we do

Two seasons, one company, one payment

Most homeowners in Durham juggle a lawn company and a plow guy. We do both, which is what lets us hold one price across the whole year.

Lawn care · May 1 to November 1

Roughly 26 weekly visits, each one the same four jobs: edge, mow, trim, blow off. We cut high, and higher again in July heat, so the roots carry the lawn through August.

Both cleanups are included. Once a year we also run the Full Lawn Restoration, from $600 plus HST.

Everything in a lawn visit →

Snow removal · November 1 to May 1

Seasonal clearing on Gold and Platinum, with no separate charge after each storm. We clear at 3 cm, and the target after overnight snow is 7 AM.

On Silver you shovel the driveway and we take the windrow.

Lawn Care & Winter Backup

$129

per month, plus HST

$145.77 with HST, $1,548 a year

  • Weekly lawn service and both cleanups, all season
  • The ridge the city plow leaves across the end of your driveway, cleared every storm (the windrow)

Platinum

Full Property Care

$279

per month, plus HST

$315.27 with HST, $3,348 a year

  • Everything in Gold
  • Fertilizer, aeration, overseeding, beds and salt

Why one flat monthly payment?

Because twelve payments always cover one full lawn season and one full snow season. Bought piece by piece at our medium-property rates, the same work comes to $2,980. Gold is $2,268, so you keep $712 a year and never meet a December bill.

Where we work

Serving Oshawa and Durham Region

The route is built street by street, and it runs in an order. If your street already has Northline customers on it, you are usually near the front of that order.

We answer the phone Monday to Friday 7 AM to 7 PM and Saturday 7 AM to 5 PM.

Oshawa, Whitby, Ajax, Pickering, Bowmanville, Courtice and Clarington. Every neighbourhood we cover is listed here, and if you are not sure we reach you, send your postal code and I will tell you straight away.

Snow is its own job, and each town has a snow page of its own: snow removal in Whitby, snow removal in Pickering, snow removal in Bowmanville and snow removal in Courtice.

Who you are hiring

Nobody standing between you and the owner

Northline Property Care is an owner operated lawn care and snow removal business in Oshawa, serving Whitby, Ajax, Pickering, Bowmanville, Courtice and Clarington on memberships from $129 a month plus HST. The person who prices your property is the person who turns up to it. I am fully insured and CVOR registered, and the route is a fixed local one, which is why you get the same face every week.

Commercial

Manage a plaza, a condo corporation or an office?

Grounds and snow contracts across Durham. $5M liability bound before your first serviced day and every attendance logged. Snow from $3,450 a season, grounds from $3,500.

Common questions

The things people ask before they sign up

Why am I paying in January when there is snow on the ground?

You are paying for a year of work, not for that week. A heavy January brings you far more clearing than that month covers, and July works the other way.

Do I have to be home?

No, for any service. Tell us about gates, dogs and where to park once and it stays in your file. Photos come after every visit either way.

Property care tips

Local advice, written for Durham

These are the guides I send people most often. The fall cleanup checklist is the one to read in October, before the leaves are down. When snow actually starts in Oshawa answers the question I get every November. And the September aeration window explains why the same job fails in July. If you would rather we did the work than read about it, here is fall cleanup in Oshawa.

What three of our customers wrote on Google

Every word below is theirs, copied from the public listing. Three reviews, three five star ratings, nothing edited.

“Absolutely wonderful guy to deal with! He cares about improving the look of your property. Does excellent work and I highly recommend him”

“Andrew knocked on my door in Oshawa and I signed up for snow removal before the first storm. He walked the driveway with me, explained exactly when they clear and what happens on a smaller snowfall, and did not dodge a single question about price. Everything was in writing before I signed. I have dealt with plow guys who disappear by January, so knowing my driveway is on a route and I am not chasing anyone at 6 AM is worth it. Will update after the first storm.”

“I was delighted to meet Andrew yesterday. Andrew provided me with a fall cleanup, and I found him to be a very responsible worker. He went above and beyond by doing many extras for me. I also entrusted him with my winter services. I gave him consent to shovel the snow and salt my property for the full season.”

Measured, not promised

1 hour 51 minutes

That is the median time between a quote request arriving and the reply going out, across every request this website has taken since the form went live. Eleven of the seventeen were answered the same calendar day and the fastest was twenty two minutes. Two of the seventeen were never answered by email at all. One of those two became a customer anyway, through a channel a mailbox cannot see, and that is exactly why the figure below is published with its own blind spot attached rather than rounded off.

Re-measured monthly from the mailbox itself. This line changes the month it slips, including upward. Most of our work still arrives by phone, text or a knock at the door, and those cannot be timed this way, so this figure covers the website only.

Three questions

Which membership is actually right for you

Three taps and it names one, and tells you why rather than just which.

Silver, $129 a month plus HST, is the lawn plan and does not plow the driveway. Gold, $189, plows the driveway to a 7 AM target after overnight snow. Platinum, $279, is sequenced first to a 6:30 AM target with salting included.

Arithmetic, not a quote

Work out your own band before you talk to anybody

Three taps and you get the published price for a property like yours. It is the same arithmetic we would do, on the same published numbers, and you can check every one of them against this site.

Memberships run $129 to $279 a month plus HST on a standard property. Estate, 0.35 to 1.0 acre, runs $229 to $499. Grand Estate, 1.0 to 3.0 acres, runs $329 to $739. Snow on its own for the season is $800 to $1,200 on a standard property, $1,750 on an Estate and $2,600 on a Grand Estate, plus HST.

What happens on December 1, and what happens if you do nothing

The route closes on November 30. On December 1 it is set: the properties on it are the properties we have committed the winter to, and the next opening is a cancellation or the following season. We are not going to pretend that a route with nineteen properties on it is about to overflow. We are saying what the date means, which is that after it the answer stops being yes by default.

If you do nothing, here is the arrangement you are choosing, stated as fact rather than as a warning. A Durham winter reaches the 3 cm residential trigger on an average of 11.4 days a season, with a median of 12, on eighteen complete winters of Environment Canada data for Oshawa. The mildest of those eighteen had four. The worst had twenty four.

On every one of those days the city clears the street and not your driveway, and the ridge of packed snow its plow leaves across the end of yours is legally yours to move, in every town in Durham Region. That is not a sales line. It is the arrangement, and it is the same one whether or not anybody ever sends you a quote.

The strongest argument on this website

The same work, bought two ways

Medium property, our own rates, one year. Nothing here is a competitor price and nothing is rounded in our favour.

Bought piece by pieceA year
Weekly lawn service, 26 visits at the published $75 floor$1,950
The spring cleanup, the fall cleanup and a winter of clearing$1,030
Total, bought separately$2,980
Gold, everything above, twelve equal payments$2,268
What you keep$712

And you never meet a December bill, because the payment is the same every month whether the work that month is mowing, raking or plowing. On a small property the same work comes to about $2,220, which is under Gold. If yours is a small one we will tell you that at the quote rather than after you have signed.

Where you are now

Five steps, and you are already on the first one

  1. Find out what it costs You are doing this now. Reading the price on this page is step one and it is finished.
  2. Send the address About thirty seconds. Three short steps, and the only thing we actually need is the address.
  3. Get a real number, the same day Priced from the map, in writing, for your property. The median reply is under two hours.
  4. Approve it from the email One tap approves and signs. Jobber then emails you a secure link to save a card. Saving it does not charge you anything.
  5. Your property goes on the route The saved card is what holds the place, and a property is not added without one. The first payment comes off on the last day of the month before service starts.

Always on, no code, no deadline

The two ways the price comes down

There are only two, they run all year, and they do not stack. We would rather publish both than have you find out one existed after you signed.

Prepay the year, take 5 per cent off

Pay the annual price up front and 5 per cent comes off it. That is $1,470.60 on Silver, $2,154.60 on Gold and $3,180.60 on Platinum, against $1,548, $2,268 and $3,348. It is raised as one invoice rather than a recurring charge, and it is open to new and renewing members.

Send a neighbour, 30 per cent off a month, each

When a member sends a neighbour who signs, both sides get 30 per cent off one month and neither side gets less than $50 off. A second neighbour in the same membership year earns a full free month instead, and there is no cap. How the neighbour offer works.

One offer per customer per month. If two apply, the referral is the one we honour, because that is the one somebody was promised in writing. The tier price itself is never discounted: $129, $189 and $279 are the published prices and the saving is already in them.

The route board, October 13, 2026

One dot is one property. No addresses and no names. The dots are counted off the client list by hand and counted again on the day a contract is signed.

On the route, counted October 13, 2026

Nineteen properties, and which towns are still open

In north Oshawa that means MacInally Court, Fleetwood Drive, Clearbrook Drive, Wadebridge Crescent, Iribelle Avenue, Surrey Drive and French Street. Further south it means Harris Avenue, Goodman Drive, Ritson Road South and Athol Street East. There are two commercial sites as well, one of them on King Street West.

Nineteen is not a lot and we are not going to dress it up. It is the first year. What it does mean is that every one of those driveways is on a route somebody can name, and that if your town says open above, you would be the first one on it rather than the last one served. Counted by hand from the client list and re-counted on the day a contract is signed.

A restoration, in six frames

Each frame answers the next question in the order people ask it. The price is on frame five, so getting to it is your decision rather than ours.

  • 01A thin, compacted corner lawn before work

    The lawn before

Thin, compacted, and more moss and crabgrass than grass. This is what most Durham lawns look like after four or five summers on clay with nothing done to the soil.

  • 02A lawn edge before the restoration work begins

    The first pass

Core aeration pulls thousands of plugs out and leaves them on the surface. It looks worse before it looks better, and anybody who tells you otherwise has not done one.

  • 03A bed being worked by hand during a visit

    The detail

Seed into the holes, compost top dressed over it, starter feed on top. The seed has to touch soil, which is the entire reason the aeration happens first.

  • 04The same corner lawn, finished

    The finish

Three weeks of watering to the schedule and the colour comes back. The thickness takes a season, and we will tell you that rather than promise a lawn in two weeks.

  • 05

    What it costs

Full lawn restoration is $600, $850 or $1,250 plus HST by property size. It is sold a la carte, it is in no membership tier, and it happens once a year between August 20 and October 10.

  • 06

    How to start

Send the address. We look at the lawn on the map, tell you whether a restoration is actually the right answer for it, and send a real number the same day.

Frames one to four are real Northline photographs from Oshawa this year. They are not photographs of a finished restoration, because the first one has not been sold yet and we are not going to borrow somebody else’s.
