Now surveying for the 2027 to 28 season
Commercial contracts run November 15 to April 15, and ours begin November 2027. We survey, measure and quote year-round. Most property managers plan two to six months ahead of a contract ending, and condo boards usually longer than that.
So the useful thing to do now is get the survey done and tell us when your current contract ends. We'll time our follow-up to that rather than getting in touch before it is any use to you.
If you'd like cover sooner than that, do mention it on the form. We can take on a limited number of commercial sites ahead of schedule, where they sit on a route we already run.
What a commercial visit actually involves
The difference between a commercial property that looks maintained and one that looks neglected is almost never the grass. It's the edges, the beds and the hard surfaces: the details a tenant reads instantly without ever consciously noticing them.
So every visit ends the same way: every edge trimmed, every bed edge cut clean, and every walkway and parking surface blown clear before we leave. Clippings left on a commercial walkway aren't untidiness, they're a slip hazard, and they're the first thing somebody photographs and emails to a property manager.

Full Grounds is the right answer for almost any property the public sees. The other two exist because some sites need less, and some need considerably more.
Maintained: Clean, cut and tidy, every week
Sites where the grounds need to look cared for but are not the selling point: industrial, back-of-house, budget-constrained boards.
Includes: Weekly hard-edge, cut and trim on a fixed day; All hard surfaces blown clear before we leave; Litter and debris picked from turf and beds on every visit; 26 visits, mid-April to mid-November.
Full Grounds: The standard grounds contract
Plazas, condo corporations, offices and churches: anywhere the property is seen by customers, residents or members.
Includes: Everything in Maintained; Garden beds weeded, cultivated and re-edged monthly; Shrubs and low hedges trimmed twice a season; Full spring and fall cleanup included.
Showpiece: Property-of-the-year standard
Flagship retail, corporate offices, condo corporations that compete on curb appeal, and any board that has told you the grounds look tired.
Includes: Everything in Full Grounds; Beds detailed every visit rather than monthly; Two seasonal flower rotations: spring and summer colour; Annual mulch top-up on all beds.

Every visit, in order
The sequence matters. Mowing before the litter sweep shreds rubbish into the turf and costs more time than it saves.
Litter and walk-round
Debris picked from turf and beds before anything starts, and a quick look for the things worth reporting: a dead shrub, a trip hazard forming, an irrigation zone running in the middle of the day.
The cut
3 inches standard, 3.5 through the July heat, direction alternated each week so the turf is never pressed into the same lines. Sharp blades: a blunt blade browns the tips within two days.
Trim, edge and detail
Every building line, fence line, sign base, bollard, hydrant and light standard trimmed. All bed and walkway edges hard-cut. Beds weeded and cultivated on the contracted cycle.
Blow off and log
Every hard surface cleared. Fire routes and accessible spaces checked clear. Visit logged with a completion photograph before we leave.
The monthly report is where the value shows up
Full Grounds and above get a one-page report on the first business day of each month: visits completed with dates, work done beyond the weekly cut, photographs, and a short observations and recommendations section.
That last part is the point. The settling asphalt, the irrigation zone that stopped running, the light that's out, the shrub that won't survive another winter. It costs us five minutes and it means somebody is actually watching the property between your own visits to it.

Spring parking-lot sweeping is the highest-impact job of the commercial year. A lot with a winter's grit swept off it looks resurfaced, and every tenant notices in the same week.
Common questions
Can you work around our business hours?
Yes, and we'll ask about it at the survey. Most commercial sites have a window that works better: before opening for retail, mid-morning for offices, weekdays for churches. We fix your day and time at the start of the season and keep it.
What about weeds? Can you spray?
Not for cosmetic purposes: Ontario has banned that since 2009, and any contractor offering to spray your lot for weeds is offering something that isn't legal here. What works instead is density: correct cutting height, a proper fertilizer program and September overseeding, so the turf outcompetes the weeds. It's slower and it's the only real option here.
Do you handle irrigation?
Start-up, monthly zone checks and fall blow-out are included at Showpiece level and available as an add-on at other levels. Repairs are billed at cost plus 15 per cent, always with your approval first.
Our board wants three quotes. Can you help with that?
Of course, that's standard practice for Ontario condo corporations and it's good governance. Send us the scope you're asking all three to price and we'll respond to it exactly, so your board is comparing like with like rather than three differently-shaped documents.
