Pickering is four snow jobs inside one city

Where you live here changes the job more than the snowfall does.

Seaton is a master planned community still in active build out, closing in phases, so whole streets take possession within weeks of each other. The driveways there are new, wide and sealed, which means they clear fast and come up bare to the pavement.

Duffin Heights, Brock Ridge and Liverpool are newer build with good density, and they sit on side streets the city reaches after the arterials, so the ridge lands across your apron late in the day.

The deep west end is its own job. Rougemount Drive, Old Forest Road and Highbush Trail form one pocket near Petticoat Creek, and with Bonita Avenue and Fairport Road in Dunbarton they hold the deepest lots in Pickering: 49 to 69 foot frontages on depths past 300 feet. A lot that shape is several times the clearing of a subdivision pad, which is why it is priced on the estate bands and not on the standard three.

Claremont and Whitevale are open heritage hamlets north of the 407, with acreage and private laneways along the sideline and concession roads between them. A private laneway is mine to clear, so you are open before the region reaches your road rather than after it.

What a Pickering winter costs

A seasonal snow package with no membership behind it is $800 small, $975 standard and $1,200 large, plus HST. From 0.35 to 1.0 acre it is $1,750 for the season, and 1.0 to 3.0 acres $2,600. Laneway past 400 feet adds $200 per 100 feet.

The morning, and where this is the wrong thing to buy

Gold targets 7 AM after overnight snow, Platinum 6:30. Both are targets, not guarantees. A wide sealed Seaton pad is minutes of machine time. A 300 foot driveway off Old Forest Road is not, and I will say which of the two I think you have before you pay for either.

Here is the part that does not pay me. If you are north of the 407 and there is already a tractor in the barn with a blade on the front of it, you do not need me for the laneway and I am not going to pretend otherwise. What is worth buying up there is a salt only trip at $25 when the freezing rain arrives. Keep the rest of your money.
