Commercial general liability of five million dollars, bound before the first commercial site is serviced, with the property owner and the management company named as Additional Insured as standard, rather than something you have to ask for.

The certificate goes out before we start on site and is reissued at every renewal, with current WSIB clearance alongside it.

Arrival time, departure time, conditions, work performed, material applied, and photographs, recorded on site, every single visit, at every service level.

Delivered to you monthly. This is the file you need if somebody falls, and you have sixty days' notice before you find out you need it.

The owner answers the storm line

At 5 AM in a storm, the person who picks up is the person who can actually make a call on your site, rather than a call centre taking a message.

Your site is looked after by the owner, on his own route: we don't sublet the overflow to someone you have never met.

Now surveying for the 2027 to 28 season

Commercial contracts run November 15 to April 15, and ours begin November 2027. We survey, measure and quote year-round. Most property managers plan two to six months ahead of a contract ending, and condo boards usually longer than that.

So the useful thing to do now is get the survey done and tell us when your current contract ends. We'll time our follow-up to that rather than getting in touch before it is any use to you.

If you'd like cover sooner than that, do mention it on the form. We can take on a limited number of commercial sites ahead of schedule, where they sit on a route we already run.

The 60-day rule, and why your records matter more than they used to

Since January 2021, section 6.1 of Ontario's Occupiers' Liability Act has required anyone injured by snow or ice to serve written notice within 60 days, stating the date, time and location. Without it, the claim is generally barred.

That cuts both ways, and the second half tends to get less attention than the first. The good half is that a claim served late usually fails. The other half is that when notice is served properly, it lands up to two months after the incident, and by then nobody remembers what the lot looked like at 4 AM on a Tuesday in January.

Unless it was written down. That's the whole reason our site log is standard on every contract rather than an upgrade: time-stamped arrival and departure, conditions, work performed, material applied, and photographs on arrival and completion. It protects us. It protects you rather more.

It also records the things that shift responsibility back where it belongs: the section we could not reach because of parked vehicles, photographed and noted at the time.

Weekly hard-edge, cut and trim across 26 visits from mid-April to mid-November, on a fixed day. Beds, shrubs, fertilizer, cleanups and seasonal colour as the level requires.

Billed in twelve equal monthly instalments across the year, which is how most property managers prefer to carry it. Multi-year terms reduce the first year further: 3 per cent off for two years, 5 per cent for three.

How it works

From first call to first storm

We survey the site

At no cost, in person, with a measuring wheel. We measure the lot, the turf and the walkway metres, and photograph the whole property. You keep that survey whether you hire us or not.

You get three options

In writing within 48 hours. Scope, exclusions in bold, and three priced options rather than one, including what per-storm pricing would actually cost you, even when it's cheaper than ours.

We set the site up

Certificate of Insurance naming you as Additional Insured, a marked site plan showing snow storage and priority areas, hazard markers installed before the ground freezes, and a dated photo record of the property as we found it.

We deliver, and prove it

Text before every storm with our timing. Clearing before your doors open. Every attendance logged and photographed, delivered to you monthly.

Questions property managers ask

What insurance do you carry?

For commercial work: $5,000,000 commercial general liability, $2,000,000 non-owned automobile, full commercial auto on every vehicle, and pollution liability covering de-icing materials. Commercial contracts start with the 2027 to 28 season, and the $5M limit is bound before the first commercial site is serviced: we issue you the certificate before we start, along with a current WSIB clearance certificate, and we name the owner and the management company as Additional Insured as standard.

Are you Smart About Salt certified?

We're completing Smart About Salt certification before our first commercial season: ask us for the certificate before you sign. It matters for three reasons: it means salt is applied to a documented standard rather than by guesswork, it supports a due-diligence defence if a claim is ever made, and it keeps de-icer out of the watercourses that run to the lake. Every application is recorded: product, rate, area and time.

How quickly will our site be cleared?

It depends on the level. Full Service means the site is clear before your doors open: overnight snowfall targeted for 7 AM, daytime snowfall within six hours of it stopping. Zero Tolerance holds the site at bare pavement through the storm rather than after it, with a target two-hour cycle time between passes, 24 hours a day, subject to storm severity and safe operating conditions. Plow & Clear targets 7 AM after overnight snow and is within eight hours after daytime snow.

We'll tell you honestly if your site is too far from our routes to hold a two-hour cycle. We'd rather lose the contract than miss it in February.

What happens when there's nowhere left to put the snow?

We mark the storage areas on a site plan before the season and use them in priority order. In a heavy Durham winter, storage on a tight lot does fill, so we put hauling in the proposal as an expected cost with an estimated frequency, rather than presenting you with a surprise invoice in February. It's billed hourly and only with your approval.

Do you subcontract?

Your site is serviced by us, on our own route. Where we bring in additional equipment for capacity (a skid steer on a large lot, a loader and trucks for hauling), we verify their insurance and WSIB every season and we remain accountable. You deal with us, and the log is signed by us, always.

Can we get just snow, or just grounds?

Yes to both, and the pricing tables above give you each on its own. The bundle is 12 per cent cheaper than buying the two separately, and it removes the seasonal handover argument entirely, which is why it is the option we lead with on every site we quote.

We're tendering. Can you bid?

Yes. Send the tender documents and we'll respond to the format you need. If you're a condo corporation gathering the three quotes your board expects, we're happy to be one of them, and happy to be measured against the other two on documentation and insurance rather than on price alone.
