Seaton is the growth engine
Seaton is a master-planned community still in active build-out, planned to eventually house tens of thousands of residents. New owners close in phases, which means adjacent streets of households who all need both services at the same time and haven't chosen a contractor yet. We build routes here as each phase completes.
Duffin Heights, Amberlea and the established west
Duffin Heights is newer build with good density. Amberlea and Rougemount are established, well-kept and mature: heavier fall cleanups, and lawns that respond well to the full fertilizer and aeration program.

A twelve-month agreement that renews automatically unless you give 30 days' notice before your renewal date. Cancel any time with 30 days' written notice; leave part-way through and we settle up for the work already done against what you've paid.

Silver isn't a snow membership. You told us you've got the driveway. But your membership runs twelve months, so we're there twelve months. After every storm we run, we come back in the daytime and take the windrow off the end of your driveway: the ridge the city plow leaves behind, the heaviest, iciest part of the whole job. You shovel your driveway. We take the part that makes people give up.

What Silver gets after every storm
We're not plowing your driveway. We're still there after every storm.
The windrow pass
What we take. The municipal windrow cleared off the driveway apron, full width, to the surface. Nothing else on the driveway. The member clears their own driveway.
When. A daytime pass, on the same day Northline runs the member snow route, after the municipal plow has been through. Cleared by 5 PM.
Every storm. Every storm for which the member snow route runs. Same trigger, same day. If the municipal plow comes through after our pass, the windrow is taken on the next pass.
The windrow pass is not driveway clearing. The member clears the driveway; Northline clears the ridge the municipal plow leaves across the end of it.
Four banked clears a season
What it is. A full clear (driveway, walkway and front steps), exactly as a Gold member's, but on request and four times a season.
What it is for. The storms that beat you. Away, ill, Christmas morning, the 30 cm one.
When. Served after the member route is complete, never during it. Same day if requested before the route rolls; otherwise the next available pass.
Unused visits do not carry over to the following season.
What Silver does not get
No driveway plowing. No 7 AM target. No walkway or steps except on a banked clear. No salting. No entrance widening. Those are Gold's, and they are what Gold is sold on.
No driveway plowing. Gold plows the driveway, unlimited visits, every storm.
No 7 AM target. The windrow pass is a daytime pass, cleared by 5 PM; the 7 AM target after overnight snow is Gold's.
No walkway or steps except on a banked clear. Gold clears the walkway full width and the front steps every storm.
No salting. Salt is on request at Gold and unlimited and automatic at Platinum.
No entrance widening. The driveway entrance is widened all winter at Gold.
Pickering and Seaton questions
Seaton is still a construction site. Will you come out to a half-finished street?
Yes, and we plan around it. Seaton closes in phases, which means adjacent streets of households who all need both services in the same month and none of whom have chosen a contractor. We open a route as each phase completes rather than waiting for the whole community to finish, so tell us your closing date and we will tell you what we can commit to for that season. Memberships start at $129 a month plus HST, and we will not quote you for a lawn that has not been laid yet.
New sod on a brand new lot. What does it actually need in year one?
Less than you are about to be sold. New sod is laid over subsoil that a builder has compacted, so year one is watering and mowing and nothing clever: deep and infrequent water rather than a daily sprinkle, and the first cut at three inches once it has knitted down and will not lift.
Skip aeration the first season: the roots are not established enough to take it. Wait for the second September. And there is no spray coming either way: Ontario banned cosmetic pesticides in 2009, so on a new lawn the weed control is height, density and patience.
How early is it cleared, and how much salt goes down?
We target before 7 AM for Gold members and 6:30 AM for Platinum after overnight snow, and the newer Pickering subdivisions clear quickly because the driveways are wide and sealed. It is still a target rather than a guarantee for every storm.
On salt we use the least that will do the job, deliberately. Pickering storm drains discharge to Lake Ontario, and the runoff from an over-salted driveway goes there. Over-salting also pits your concrete and kills the turf along the edges, so the careful version is the cheaper version for you as well.
