Where this started
I started in the skilled trades as a commercial plumber, which is where I learned what matters on a job site: detail, and showing up when you said you would. Then a car accident took that career away from me. I went back to school, earned a Bachelor of Business Administration, and decided that if I was starting again I would build something of my own.
Property care is where the two halves meet. The trades set the standard: a cut edge is either clean or it is not. The business side is why the price is fixed across twelve months.
How we work
Same day, same person. Your visit lands on the same day of the week all season, and if something changes you hear it from us before you notice.
Photos after every visit. They land whether you were home or not, so you can see what was done without walking the property to check it yourself.

Cleared before you leave on Gold and Platinum: the 7 AM target
After overnight snow, Gold and Platinum driveways, walkways and steps are done before you need to leave: a 7 AM target, 6:30 for Platinum. We clear at 3 cm with no per storm charge.
Cut at 3 inches, deliberately
Higher than most contractors cut, and it is not laziness. Taller turf grows deeper roots, holds moisture through a dry August and shades out weed seed.
You hear problems from us first
If something gets damaged, or a visit was not up to standard, you hear it from me before you find it.
Local, and what that actually means
We are based in Oshawa and work across Durham Region: Oshawa, Whitby, Ajax, Pickering, Bowmanville, Courtice and the surrounding parts of Clarington. These are the hours we actually work, storm mornings aside.
We build routes street by street rather than scattered work, so the properties we look after sit near each other and we can be at your driveway early. Call at 5 AM in a storm and the owner picks up.
Honest about what we are not
We are not the biggest company in Durham, and we are not the cheapest.
We do not spray for weeds, because cosmetic spraying has been illegal in Ontario since 2009. We will not promise a bare driveway at minus 18 °C, because rock salt stops working below about minus 10.
If a seasonal contract is not good value for your property, we will say so before you sign. We would rather lose the sale than sell you something you do not need.
Insured, registered, and happy to prove it
Northline Property Care is a registered Ontario business carrying commercial general liability insurance, and we provide a certificate before work starts. Commercial clients are named as Additional Insured as standard.
Please do ask: anyone operating machinery on your property should expect that question.

What happens if it snows all day instead of overnight?
The first pass opens a lane out to the road, the walkway and the steps, so you can get out. Then the whole route gets that same first pass. Then, once the snow stops, we come back for the full clear: full width to the pavement, the windrow off at the road, piles tidied and salt down again. If it looks half done at eight in the morning in heavy snow, that is deliberate and we are already on the way back. There is no extra charge for the second visit.

“The question I get asked most is what happens if you do not make it by seven. So here is the honest answer. Seven is a target, not a guarantee, and I say that on purpose, because the weather is not mine to promise. What is mine to promise is the order. Commercial and medical access go overnight. Platinum goes first, to six thirty. Then Gold, to seven. Then Silver, on a separate daytime pass, by five. That order does not change, and I do not move somebody up it because they telephoned me at six in the morning. If a storm beats the whole route, you get a first pass that opens a lane out, the walkway and the steps, and I come back for the full clear when the snow stops, at no extra charge. You will get a photograph either way. That is the deal, and it is the same deal in a four storm winter and a twenty four storm one.”

There is no office standing between you and me. Send the address and I will look at the property myself and have a number back to you the same day. If what you need is smaller than a membership, I will tell you that instead of selling you one.
