Most lawn companies in Durham will sell you aeration and overseeding in September. This is the job that comes after you have already tried that and the lawn is still thin.

Why this service exists at all

Ontario's cosmetic pesticide ban means nobody can spray a lawn for appearance. Not us, not any competitor, not the national brand with the tanker truck. That is the law in this province and it is not going back.

So when someone asks what can be done about the weeds, there is exactly one honest answer left, and it is density. A lawn thick enough that weed seed cannot find bare soil to land on does not get weeds, because there is nowhere for them to start. Every other approach is either illegal, cosmetic, or a bottle of something that kills the grass along with the dandelion.

This service is density. That is not a marketing frame, it is the actual agronomy, and it is the reason a restoration is worth more than it looks on a price list.

The six steps, and why each one is there

1. Cut short

Down to about 5 cm from our usual 7.5 cm, and the clippings are bagged and taken away rather than mulched. This is the one visit in the year where clippings come off the lawn, because seed has to reach soil and a mat of fresh clippings is the first thing stopping it.

2. Dethatch, where it measures

A power rake pass to lift dead grass, moss and matted organic debris. We cut a plug and measure first, and we show it to you, because most Durham lawns sit on clay and clay compacts rather than building thatch. Under about 1.3 cm we do not run it, because raking healthy turf does more harm than the thatch does. The price is the same either way.

3. Core aerate

Two passes at right angles, plugs pulled and left on the surface to break down. On clay this is the step that matters most. It relieves the compaction that is the real reason a lawn goes thin here, and it opens a channel for air, water and seed to reach the root zone.

4. Overseed

A cool season blend matched to your sun and shade, broadcast across the whole lawn so the seed falls into the open holes. Seed that touches soil grows. Seed that lands on thatch dries out and never germinates. That is the entire reason steps 1 to 3 happen first, and it is why buying a bag of seed and throwing it on an unprepared lawn wastes the bag.

5. Topdress

About a quarter inch of screened compost over the seed. It holds moisture, shields the seed from birds, and it is the only step in the day that improves the soil itself rather than just relieving the pressure on it. Most companies skip this one. It is the step that decides whether the rest of the work survives.

6. Starter feed and a watering plan

A starter fertilizer for root development, and a written schedule we leave with you. Light watering twice a day, morning and evening, 15 to 20 minutes, until it germinates.

The part we do not control, and we would rather say it before you book

The result depends on watering, and we are not there to do it. Two to three weeks of light watering twice a day is the opposite of how you would normally water a lawn, and it is the single reason restorations fail.

The compost is the mitigation. It roughly doubles the window before new seedlings dry out, which is the difference between going away for a weekend and coming back to a dead lawn. That is the honest reason it is in the package rather than sold as an extra.

What it costs, and what moves the number

$600 small, $850 medium, $1,250 large, all plus HST.

It is quoted on measured lawn area, not on lot size, because a large lot with a big driveway and deep beds can have less grass on it than a small lot that is grass to the fence. We measure rather than guess, and the price is fixed at your address before anything starts.

That price carries the compost, a premium cool season seed blend, the starter fertilizer, the disposal of whatever comes off the lawn, and the machines. Hiring an aerator and a power rake yourself for a weekend, buying two yards of compost and a bag of decent seed, and doing it properly gets you most of the way to the medium price before anyone has done any work.

Which of the three you actually need

There are three lawn jobs that sound similar and are not, and the right one for you is usually not the most expensive one.

Core aeration on its own, from $110 plus HST. The lawn is thick but the ground has gone hard, water runs off instead of in, and there are no bare patches. Relieve the compaction and leave it alone.

Aeration with overseeding, from $175 plus HST. The lawn is thin in places but the soil underneath is sound. Open it up, get seed into the holes, done.

The Full Lawn Restoration, from $600 plus HST. The soil itself is the problem. The lawn is tired, thin, mossy or compacted, it has been thin for more than one season, and aeration alone has already been tried without much happening.

Buy the cheapest one that solves your problem. Quoting a restoration on a lawn that needs an aeration is the fastest way to lose a customer who later finds out, so if yours is the $110 job we will tell you that at the quote.

Why the window is only seven weeks

20 August to 10 October, and nothing outside it.

Cool season grass germinates fastest when the soil is still warm from summer and the air has cooled. Seed sown in that window has no summer weed pressure competing with it and gets six to eight weeks of root growth before the ground freezes. Sow in July and the heat takes it. Sow at the end of October and it never roots properly, so the first freeze and thaw cycle lifts the seedlings straight out of the ground.

Spring reads well and is the worst of both. The seed goes in behind the weeds, which are already awake, and the new grass meets its first Ontario August on roots a few weeks old.

Seven weeks is the whole region's window, not ours, so it is worth booking in August. It also runs straight into fall cleanup and the start of the snow season, and we hold a limited number of restoration days because each one is most of a day on a single property.

The towns and neighbourhoods we cover

Oshawa, Whitby, Ajax, Pickering, Bowmanville, Courtice and Clarington. The older streets are where this job earns its money: McLaughlin, O'Neill, Donevan, Eastdale and Lakeview in Oshawa, Pringle Creek and Lynde Creek in Whitby, Pickering Village in Ajax, and the King and Liberty core in Bowmanville. Mature trees, heavy shade, clay that has been walked on for forty years, and moss where the grass gave up.

The newer subdivisions have the opposite problem and the same answer. Windfields, Kedron, Samac, Brooklin, Rolling Acres, Audley and Prestonvale were built on scraped and compacted subsoil with a thin skin of topsoil rolled over it, and no amount of fertilizer fixes a lawn that has nothing underneath it to grow in.

One off, or credited against a membership

Book it as a one off. No membership, no commitment, no card on file. It is not part of any membership and it never goes on your monthly payment.

Or, if you take out a Platinum membership before 1 November of the same season, the restoration fee comes off your first year in full, once per property. Platinum at $279 a month plus HST already includes the five step fertilizer program, aeration and overseeding, so three of the six steps are inside that membership anyway, and a lawn that has just been restored is the one most worth keeping that way.

That is the whole offer and there is nothing stacked on top of it. If you take the restoration credit it replaces any other offer you would otherwise have had that year, because it is worth more than all of them put together and we would rather say so than have you find out on the invoice.

Do you dethatch every lawn?

No, and we will show you why not on your own lawn. Durham is clay and clay loam. Clay compacts, it rarely builds thatch, and below about 1.3 cm a power rake tears out living turf and does more harm than the thatch it removes. So we cut a plug, measure the brown spongy layer between the green growth and the soil, and show it to you before we decide. Where it does earn its pass here is moss and matted debris on shaded and north facing lawns and after snow mould. The price is the same either way, because the pass is included rather than extra, so we have no reason to run it on a lawn that does not need it.

Will it get rid of my weeds?

Over a season, yes, and it is the only legal way left. Ontario's cosmetic pesticide ban means no company may spray a lawn for appearance. Not us, not any competitor. The only weed control that remains is density: turf thick enough that weed seed cannot find bare soil to land on. A restoration is density. It will not clear a lawn overnight the way a spray once did, and anyone who tells you otherwise is describing something they are not allowed to do.
