The membership price is the same for every member: it does not change with the size of your lot. All three are before tax; 13% HST is added, and your quote and agreement both show the exact monthly amount. A property larger than a standard Durham lot is quoted individually rather than put on a membership, so we look at yours before you commit to anything.

Why we bill monthly instead of per visit
A per-visit contractor invoices you for every cut and every plow. That means your bill spikes in May when the grass is growing fastest, and again in February after a bad week of storms, which are exactly the months you least want a surprise.
The membership is a twelve-month agreement that renews automatically unless you give notice. You can cancel at any time with 30 days' written notice, and if you leave part-way through a year we settle up for the work already done against what you have paid.
Your annual membership is simply divided into twelve. You get the work when you need it and pay for it evenly across the year. In a heavy winter you'll receive far more clearing than that month's payment covers, and that's the point: the risk of a bad winter sits with us, not with you.

Silver isn't a snow membership. You told us you've got the driveway. But your membership runs twelve months, so we're there twelve months. After every storm we run, we come back in the daytime and take the windrow off the end of your driveway: the ridge the city plow leaves behind, the heaviest, iciest part of the whole job. What Silver gets after every storm
We're not plowing your driveway. We're still there after every storm.
The windrow pass
What we take. The municipal windrow cleared off the driveway apron, full width, to the surface. Nothing else on the driveway. The member clears their own driveway.
When. A daytime pass, on the same day Northline runs the member snow route, after the municipal plow has been through. Cleared by 5 PM.
Every storm. Every storm for which the member snow route runs. Same trigger, same day. If the municipal plow comes through after our pass, the windrow is taken on the next pass.
The windrow pass is not driveway clearing. The member clears the driveway; Northline clears the ridge the municipal plow leaves across the end of it.
Four banked clears a season
What it is. A full clear (driveway, walkway and front steps), exactly as a Gold member's, but on request and four times a season.
What it is for. The storms that beat you. Away, ill, Christmas morning, the 30 cm one.
When. Served after the member route is complete, never during it. Same day if requested before the route rolls; otherwise the next available pass.
Unused visits do not carry over to the following season.
What Silver does not get
No driveway plowing. No 7 AM target. No walkway or steps except on a banked clear. No salting. No entrance widening. Those are Gold's, and they are what Gold is sold on.
No driveway plowing. Gold plows the driveway, unlimited visits, every storm.
No 7 AM target. The windrow pass is a daytime pass, cleared by 5 PM; the 7 AM target after overnight snow is Gold's.
No walkway or steps except on a banked clear. Gold clears the walkway full width and the front steps every storm.

All prices are shown before tax and are subject to 13% HST. The amount charged to your card each month is the with-HST figure above. The comparison is service by service at our own medium-property rates: 26 weekly cuts at $55, spring cleanup $275, fall cleanup $300, seasonal driveway and walkway $775, salting program $200, 5-step fertilizer $425, aeration and overseeding $260. Platinum saves less than Gold because what it adds (priority scheduling, unlimited salt and garden beds) is service we do not discount. The separation is real and threefold: what (windrow vs whole property), when (daytime vs before 7 AM target), how much (4 on request vs unlimited). Silver Winter Service is an inclusion, not lines in the à-la-carte comparison. The $45 dedicated windrow trip is an on-demand emergency price, not a seasonal rate, and no one in this market sells a scheduled seasonal windrow pass, so there is no honest figure to compare against. Keeping it out is also conservative: it understates Silver's value.

Can I change memberships later?
Any time. Moving up or down takes a two-minute phone call and starts on your next billing cycle. Silver to Gold is the move we expect most often, usually before a first winter, and the sharpest moment is the storm a Silver member uses their fourth banked clear on, because unused visits do not carry over to the following season.
I'm on Silver. What happens at my property in winter?
We're not plowing your driveway. We're still there after every storm. Silver isn't a snow membership. You told us you've got the driveway. But your membership runs twelve months, so we're there twelve months. After every storm we run, we come back in the daytime and take the windrow off the end of your driveway: the ridge the city plow leaves behind, the heaviest, iciest part of the whole job. Is there a contract?
There's a service agreement that sets out exactly what we do and what you pay. It runs for twelve months and renews automatically unless you tell us otherwise 30 days before your renewal date, and there is no cancellation penalty. You can cancel at any point with 30 days' written notice, and because the year is billed in twelve equal payments, if you leave part-way through we settle up: you pay for the work already delivered against what you have paid, and anything prepaid and not delivered comes back to you.
Is HST included in the price?
No: the membership prices are before tax, the way most home services in Ontario are quoted. HST is 13%, so Silver is $145.77 a month, Gold is $213.57 and Platinum is $315.27. Your quote, your agreement and every receipt show the price, the HST and the total separately, and the amount that comes out of your account is always the with-tax figure.
When does my first payment come out?
On the last day of the month, and every month after that. You'll get a receipt by email each time. Nothing is charged when you sign up.
What if I sign up in the middle of a season?
Your service starts on the 1st of the month after you sign, and your first payment comes out on the last day of the month before that, so you're always paid one month ahead. Any work you want done before the start date is quoted and invoiced separately. The twelve monthly payments always cover one full lawn season and one full snow season: that's what makes the model work in either direction.
Do you service my property size?
The three membership prices are the same for every member: $129, $189 and $279 a month plus HST, whatever the lot. What changes is whether a membership is the right fit: a standard Durham lot goes on a membership, and a larger property (over about 5,000 sq ft of lawn, or a double or extended driveway) is quoted individually instead, because a flat monthly price stops being fair to either of us at that size. Either way, the number we send you is fixed, not an estimate that moves later.
What isn't included in any membership?
Mulch supply and installation, and one-off projects, are quoted separately. Hedge and shrub trimming is $85 an hour. Tree work above ladder height goes to a certified arborist, and we'll refer you to one. We'd rather tell you what we don't do than do it badly.
