What each membership includes
The price is the same for every member and does not move with the size of your lot, as long as that lot is a standard Durham one, which means up to 0.35 acre with a single or double driveway. All three prices are before tax, and 13% HST is added. A bigger property does not take these three prices, it takes the estate bands, and those are published as real numbers too: Estate and Grand Estate prices are in the next section.

Standard is everything up to 0.35 acre with a single or double driveway, which is the $129, $189 and $279 above and most of the subdivision streets I run. Every estate figure is plus HST as well, billed the same way, in twelve equal payments taken on the last day of the month, and annual prepay saves 5 per cent on any band.
A quarter acre lot sitting on a shared 300 foot laneway is priced as Estate, because the laneway is the work. A number I printed for a property over three acres would be one I could not stand behind in February, which is why that one band is quoted rather than published, and it is still quoted without anybody driving out to look.

Why we bill monthly instead of per visit
A per-visit contractor invoices you for every cut and every plow, so the bill spikes in May when the grass is fastest and again in February after a bad week of storms. Those are the two months you least want a surprise.
Your year is divided into twelve. The payment comes off on the last day of the month, twelve times, and the first one is taken on the last day of the month before your service starts. So a membership beginning in November is first charged on October 31. There is no deposit and no lump sum: the first payment is one twelfth, exactly like the twelfth. In a heavy winter you receive far more clearing than that month's payment covers, and that is the point: the risk of a bad winter sits with us.
The Full Lawn Restoration is a separate job, from $600 plus HST. It sits in no membership and never joins your monthly payment. The six steps, the prices and the seven week window.

All prices are before tax, and the figure charged to your card is the one with HST. The comparison prices the same work service by service at our own medium-property rates. Silver's winter service is left out of it, because nobody else in this market sells a scheduled seasonal windrow pass and there is no outside price to set it against. Platinum saves least because what it adds is priority, salt and bed work, none of which is discounted on any membership.

You clear your own driveway, or it is short enough that shovelling it does not bother you.
The lawn is handled all summer, and through winter the windrow comes off the end of the driveway with four banked clears held in reserve.
You can move up to Gold before any winter, and the change takes one phone call.
Choose Gold if…
You want one company handling everything outdoors, all year, for one price.
Getting out of the driveway on a winter morning actually matters, because you commute or you have early starts.
This is the one we recommend, and it is the one most members take.
Choose Platinum if…
You want the lawn improved rather than just maintained: fed, aerated, overseeded and thickened.
You would rather never think about salt, and you want to be first on the route.
After Platinum there is no lawn add-on left to buy.
Membership questions
What people ask before signing up
Can I change memberships later?
Any time. A two-minute phone call moves you up or down, starting on your next billing cycle. Silver to Gold is the most common change and most people make it before their first winter.
Is there a contract?
A service agreement sets out what we do and what you pay. It runs twelve months and renews automatically unless you tell us otherwise 30 days before the renewal date, and there is no cancellation penalty. Cancel at any point on 30 days' written notice and we settle up: you pay for work delivered, and anything prepaid and not delivered comes back to you.
Is HST included in the price?
No. Prices are before tax, the way most home services in Ontario are quoted. HST is 13%, and the comparison table above shows what that comes to on each membership. That with-tax figure is the one that leaves your account.
When does my first payment come out?
On the last day of the month, and every month after that. You will get a receipt by email each time. Nothing is charged when you sign up.

If your property is a small one, Gold may not be the right answer
Bought piece by piece at our medium property rates the same work comes to $2,980 a year, and Gold is $2,268, so most properties keep $712 and never meet a December bill. On a small property the same work comes to about $2,220, which is under Gold. If yours is a small one, Andrew will tell you that at the quote rather than after you have signed.

Memberships run $129 to $279 a month plus HST on a standard property. Estate, 0.35 to 1.0 acre, runs $229 to $499. Grand Estate, 1.0 to 3.0 acres, runs $329 to $739. Snow on its own for the season is $800 to $1,200 on a standard property, $1,750 on an Estate and $2,600 on a Grand Estate, plus HST.

And you never meet a December bill, because the payment is the same every month whether the work that month is mowing, raking or plowing. On a small property the same work comes to about $2,220, which is under Gold. If yours is a small one we will tell you that at the quote rather than after you have signed.
Always on, no code, no deadline
The two ways the price comes down
There are only two, they run all year, and they do not stack. We would rather publish both than have you find out one existed after you signed.
Prepay the year, take 5 per cent off
Pay the annual price up front and 5 per cent comes off it. That is $1,470.60 on Silver, $2,154.60 on Gold and $3,180.60 on Platinum, against $1,548, $2,268 and $3,348. It is raised as one invoice rather than a recurring charge, and it is open to new and renewing members.
Send a neighbour, 30 per cent off a month, each
When a member sends a neighbour who signs, both sides get 30 per cent off one month and neither side gets less than $50 off. A second neighbour in the same membership year earns a full free month instead, and there is no cap. How the neighbour offer works.
One offer per customer per month. If two apply, the referral is the one we honour, because that is the one somebody was promised in writing. The tier price itself is never discounted: $129, $189 and $279 are the published prices and the saving is already in them.
If it is not right, we come back
If you are not satisfied with a visit, tell us and we come back and put it right at no extra cost to you. There is no form to fill in, no fee for the return trip and nothing to argue about.
If it is something we cannot put right, we will say so straight rather than keep sending the truck. That is the whole guarantee, and it is short on purpose: a promise you need a page of conditions to read is not a promise.

What happens if it snows all day instead of overnight?
The first pass opens a lane out to the road, the walkway and the steps, so you can get out. Then the whole route gets that same first pass. Then, once the snow stops, we come back for the full clear: full width to the pavement, the windrow off at the road, piles tidied and salt down again. If it looks half done at eight in the morning in heavy snow, that is deliberate and we are already on the way back. There is no extra charge for the second visit.

The lawn before
Thin, compacted, and more moss and crabgrass than grass. This is what most Durham lawns look like after four or five summers on clay with nothing done to the soil.

The first pass
Core aeration pulls thousands of plugs out and leaves them on the surface. It looks worse before it looks better, and anybody who tells you otherwise has not done one.

The detail
Seed into the holes, compost top dressed over it, starter feed on top. The seed has to touch soil, which is the entire reason the aeration happens first.

The finish
Three weeks of watering to the schedule and the colour comes back. The thickness takes a season, and we will tell you that rather than promise a lawn in two weeks.

What it costs
Full lawn restoration is $600, $850 or $1,250 plus HST by property size. It is sold a la carte, it is in no membership tier, and it happens once a year between August 20 and October 10.

Send the address. We look at the lawn on the map, tell you whether a restoration is actually the right answer for it, and send a real number the same day.
Frames one to four are real Northline photographs from Oshawa this year. They are not photographs of a finished restoration, because the first one has not been sold yet and we are not going to borrow somebody else’s.
