Where we run in this corner of Clarington

#### H3: Newcastle village

The village core around King Avenue and the newer subdivisions north and east of it. It is a mix that matters for quoting: older properties near the core with mature trees, tighter frontages and a heavy autumn leaf load, and newer streets with wider driveways and more open exposure. Two properties four minutes apart can be genuinely different jobs, which is why we quote on the driveway rather than on the postal code.

#### H3: Orono

A smaller village north of the 115 corridor with a higher proportion of older homes, deeper lots and, in several places, gravel or part gravel driveways. Gravel changes how a driveway is cleared: it is worked with the blade set so the surface is not lifted, and the first clear of the season is where that gets set properly. If your driveway is gravel, say so when you call, because it is a thing worth ten seconds on the phone and an argument later if it is missed.

#### H3: The Clarington rural edge

The concession roads and side roads between the villages, where driveways stop being driveways and start being laneways. These are quoted individually and some of them are quoted honestly as no: a very long rural laneway can take more of a storm morning than a single truck route can carry without putting every property behind it late. If yours is one of those, we will say so at the walk around rather than take the money and then miss the target in January.

Exposure is the other rural factor. An open field to the west of a laneway means drifting, and drifting means the laneway can need a second pass after the wind has finished even though the snowfall stopped hours earlier. That is a conversation to have before the season, not during it.

Why the east end of Durham is quoted badly

Most contractors treat Newcastle as an extension of Bowmanville. Sometimes that means a surcharge that appears after the estimate, sometimes it means a quote that was never costed against the distance and quietly gets deprioritised in a bad week, and often it means a company that will happily take a Newcastle customer in October and then serve them last all winter because they are at the far end of a route built around somewhere else.

The honest version is this. Distance is a real cost and it is priced into the membership up front rather than added later. Newcastle properties sit in the route sequence by tier, exactly like every other property, and the order after a storm does not change based on how far out a property is.

What winter looks like out here

The snow trigger is 3 cm. At 3 cm or more the route rolls automatically and no member needs to call or text to ask for a visit. Below 3 cm we do not roll for anyone at any tier.

The order after a storm is fixed and it is published on purpose. Commercial and medical access is cleared first, overnight. Then Platinum, against a 6:30 AM target. Then Gold, against a 7:00 AM target. Then Silver, on a separate daytime windrow pass, by 5 PM. These are targets and never promises, because nobody can promise a clock time against a storm that is still falling. What does not move is the order.

Whichever plow passes your road leaves a ridge of packed snow across the foot of the driveway, and on a rural laneway with a wide mouth that ridge is the single heaviest piece of work in the storm. Dealing with it is included in every tier, in different forms, and the difference between the tiers is mostly about when.

The three memberships

#### H3: Silver, $129 a month plus HST

$145.77 with HST, $1,548 a year before tax. **Silver does not plow the driveway and has no 7 AM target.** What Silver gets is a separate daytime windrow pass by 5 PM, which takes out the plow ridge at the foot of the drive, plus four banked full clears a season to call on whenever you want them. Silver includes no salting. It suits a homeowner who is set up to clear their own driveway, which a lot of rural households are, but who does not want to fight the ridge with a machine that was not built for it.

#### H3: Gold, $189 a month plus HST

$213.57 with HST, $2,268 a year before tax. **Gold includes full driveway clearing all winter, with a 7 AM target after overnight snow.** For a Newcastle household commuting west in the morning, this is the tier that matters, because the driveway is clear before the drive starts.

#### H3: Platinum, $279 a month plus HST

$315.27 with HST, $3,348 a year before tax. **Platinum includes full driveway clearing, sequenced first among residential properties, with a 6:30 AM target.** It adds unlimited automatic salting, which means we salt without being asked, and first choice of lawn service day. On a sloped or shaded rural driveway, the automatic salting is usually the reason people move up a tier rather than the earlier target.

Annual prepay saves 5 percent on any tier: $1,470.60, $2,154.60 or $3,180.60, raised as a single invoice rather than a recurring charge.

Lawn care in Newcastle, April to November

From the middle of April to the middle of November every membership includes roughly 26 weekly visits, on the same day every week. The same day matters more out here than it does in a subdivision, because it means a gate, a dog or a septic bed is never a surprise to either of us.

The order of work is edge, then mow, then trim, which finishes cleaner than the usual order because nothing gets blown back across work already done. On the older Newcastle and Orono properties with mature trees, mowing height and the autumn leaf load do more for how a lawn looks in May than anything else we could sell you.

Green in summer. Clear in winter.

Add ons, and the work we do not take on

Mulch supply and installation is $110 per yard installed. Hedge and shrub trimming is $85 an hour with a two hour minimum. Garden bed maintenance is $75 an hour. Core aeration runs $110 to $220 depending on lot size. A fertilizer program is $300 to $600 a season and is a paid add on, included only on Platinum, never folded quietly into the weekly visit.

Outside the membership, a salt only trip is $25 and a windrow return trip is $45.

We do not take on tree work above ladder height, irrigation repair, hardscaping, sod or grading. In a rural area that list comes up more often than it does in town, and the answer is the same every time: we will point you at somebody who does that work properly rather than be the second best option on it.

One truck, 48 properties, and what that means for Newcastle

The route is planned around 48 properties for the season. That is a ceiling chosen on purpose, so the storm order above survives a heavy winter rather than only a mild one.

It has a consequence worth stating plainly for this village. The eastern end of the route has fewer spaces in it than the middle does, and the snow route closes on 15 November regardless of how many are left. If you want to be on it this season, the walk around happens before then.

What the one truck arrangement buys you is that the person who quotes the property is the person who clears it. No dispatcher, no subcontractor rotation, and by the time the first storm lands we have been on the property every week since April, so we already know where the culvert is, where the laneway edge sits under the snow, and which side takes the drift.

Booking, billing and the 15 November cut off

Twelve equal payments, taken on the last day of each month, by card. The same figure every month, no lump sum, no seasonal deposit.
