Brooklin is not generic Whitby, and it should not be quoted like it

Most contractors quote Brooklin off a Whitby price list, and the price list was built around a south Whitby lot. That is how a homeowner north of Winchester ends up being quoted a number that was never costed against their driveway, and how a contractor ends up either losing money or adding a surcharge after the first storm.

The neighbourhood is different in ways that show up directly in the work. Lots north of Winchester are generally newer and wider than the older south Whitby grid. Double driveways are the norm rather than the exception. Corner lots on the newer crescents carry more frontage and therefore more walkway. Several of the streets have deep setbacks, which means a longer driveway to clear and a longer walk from the truck. None of that is a complaint. It simply means the quote has to be built on your property rather than on an average, which is why every Brooklin quote we give follows a walk around rather than a phone number and a postal code.

It also means Brooklin rewards a contractor with real equipment. A wide double drive with a fresh plow ridge across it is not a shovel job at 6 AM, and it is not a job for a small machine dragged out of a garage either.

The double driveway problem, and why a machine beats a shovel here

The single most consistent piece of feedback from homeowners in this part of Whitby is about the windrow: the compacted ridge that the municipal plow leaves across the foot of the driveway after it passes.

The windrow is the hardest snow of the storm. It has been pushed, packed and often refrozen, and it lands across the one strip of driveway you need to drive through. A homeowner who has already cleared their own driveway by hand at six in the morning, then watches the plow refill the bottom three metres of it at nine, is not annoyed about the snowfall. They are annoyed about the ninety minutes.

On a wide Brooklin double driveway, the difference between a machine and a shovel on that ridge is not ten percent. It is the difference between a few minutes and most of an hour, done properly, in the cold, before work. That is the whole argument for having someone else do it, and it is why the membership tiers are built the way they are.

The neighbourhoods we run in

#### H3: Brooklin, north of Winchester

The village core around Baldwin Street and the newer subdivisions spreading north and east of it. Older properties near the core have mature trees and tighter driveways, which is a leaf and a clearance job rather than a volume job. The newer streets have the wide double drives described above.

#### H3: Rolling Acres

Wide lots, wide driveways, long frontages, and a lot of corner properties with walkways on two sides. This is the part of the area where the driveway plowing on Gold and Platinum earns its price fastest, because the hand clearing alternative is genuinely long work.

#### H3: Williamsburg

A newer build area with consistent lot sizes, which makes it efficient to route and therefore easy to hold a tight service window in. Several streets here have short walk from kerb to door, which keeps the walkway portion of the job small.

#### H3: Taunton North

The transition between the Whitby grid and the Brooklin subdivisions. Mixed lot sizes, so this is another area where a quote off an average is usually wrong in one direction or the other.

#### H3: Pringle Creek

Established central Whitby with mature trees, which changes the lawn side of the work more than the snow side: heavier autumn leaf load, more shade, and mowing height matters more than it does on an open lot. Snow work here is more typical of the older Whitby grid.

What winter looks like on a Brooklin street

The snow trigger is 3 cm. At 3 cm or more the route rolls automatically and no member has to call or text to request a visit. Below 3 cm we do not roll, for anyone, at any tier, because a route that goes out for a dusting is a route that is tired when the real storm comes.

The order after a storm is fixed and published. Commercial and medical access is cleared first, overnight. Then Platinum, against a 6:30 AM target. Then Gold, against a 7:00 AM target. Then Silver, on a separate daytime windrow pass, by 5 PM. Those are targets and not promises, because no honest contractor can promise a clock time against a storm that is still falling. The order itself never changes, and it does not change for whoever calls the loudest at 5 AM.

The snow route closes on 15 November and that date does not move. A route that keeps taking new properties in December is a route that misses its targets in January.

The three memberships

#### H3: Silver, $129 a month plus HST

$145.77 with HST, $1,548 a year before tax. **Silver does not plow the driveway and has no 7 AM target.** Silver gets a separate daytime windrow pass by 5 PM, which takes out the plow ridge at the foot of the driveway, plus four banked full clears a season to use whenever you want them. Silver includes no salting. It is the right tier for a homeowner who is happy to clear their own driveway but wants the ridge dealt with, and who wants the lawn on the same agreement.

#### H3: Gold, $189 a month plus HST

$213.57 with HST, $2,268 a year before tax. **Gold includes full driveway clearing all winter, with a 7 AM target after overnight snow.** On a Brooklin or Rolling Acres double driveway this is the tier most households end up on, because the driveway is exactly the part they do not want to be doing at half past six.

#### H3: Platinum, $279 a month plus HST

$315.27 with HST, $3,348 a year before tax. **Platinum includes full driveway clearing, sequenced first among residential properties, with a 6:30 AM target.** It adds unlimited automatic salting, so we salt without being asked, and first choice of lawn service day. Worth it for an early shift, a sloped drive, or a household that simply does not want to think about ice.

Annual prepay saves 5 percent on any tier: $1,470.60, $2,154.60 or $3,180.60, raised as a single invoice rather than a recurring charge.

Lawn care in Brooklin, April to November

From the middle of April to the middle of November, every membership includes roughly 26 weekly visits, on the same day every week. Same day, every week, so you can plan around it and so the gate and the dog are never a surprise.

The order of work is edge, then mow, then trim. Doing it that way leaves a clean line at the driveway and the beds rather than blowing clippings back across work already finished. On the newer Brooklin and Williamsburg lots, where the lawns are open and the frontages are long, the edging is most of what people notice from the street.

Add ons, priced in the open

Mulch supply and installation is $110 per yard installed. Hedge and shrub trimming is $85 an hour with a two hour minimum. Garden bed maintenance is $75 an hour. Core aeration runs $110 to $220 depending on lot size. A fertilizer program is $300 to $600 a season and is a paid add on, included only on Platinum, never quietly folded into the weekly visit.

Outside the membership, a salt only trip is $25 and a windrow return trip is $45.

We do not take on tree work above ladder height, irrigation repair, hardscaping, sod or grading. We will tell you who does, and we would rather do that than be the second best option on a job that needs a specialist.

Why a one truck company is the right size for this neighbourhood
